Our Mission is to provide first-in-class services to our operating tenants that help them expand locations for medical innovation and health care access while providing unique real estate investment opportunities to our investors. We do this by understanding our tenants’ needs yet maintaining a stringent acquisition, due diligence, and development process that enhances returns and mitigates risk for our investors.

We leverage our extensive experience in the real estate investment space and maintain meaningful long-term relationships with our third-party vendors and contractors. We also provide active property and asset management programs that further relations with our tenants and expand our real estate portfolio across the healthcare and life sciences industries. Who We Are

Factor IX Capital is an owner and developer that acquires vacant or underutilized properties and implements an intensive redevelopment or development plan while securing long-term leases with our tenants in the healthcare and life sciences industries.

Founded by John J. Fontana, Factor IX Capital is based in New York City and specializes in repositioning depressed real estate asset classes for specialty use in the health care and life sciences sector.

Unlike traditional Real Estate owners and Developers, we utilize an Acquire-to-Suit model that allows us to acquire a property and execute a lease simultaneously at closing. We do this by managing the acquisition and due diligence process while working in lockstep with our operating tenants; delivering the best-in-class services to our operators while providing unique investment opportunities for our investors.

Our Acquire-to-Suit model enhances the site-selection process by working in collaboration with our operating tenants and leveraging our team’s comprehensive market knowledge and broad relationship network to source, underwrite, acquire, and execute compelling transactions. Our goal is to identify key markets and properties that meet exceptional standards for quality, location, and long-term value while maintaining a thorough, but seamless, due diligence and closing process.

Our leasing experience allows us to create long-lasting partnerships with our tenants and ensure a well-leased portfolio.

Our team has unique expertise in delivering projects on time and within budget by leveraging the relationships of our extensive network of contractors and third-party vendors.

Our team works collaboratively with our tenants to implement the vision and convert the opportunity into reality. Whether repositioning the asset, mitigating lease risk, or upgrading building systems, our team takes a hands-on approach to the day-to-day oversight of each property and ensures our tenants operations run smoothly.

Our team incorporates a unique financing program to provide our tenants with creative solutions and flexibility.

John J. Fontana
Founder and Managing Partner, Factor IX Capital

John is the Founder and Managing Partner of Factor IX Capital and brings more than 15 years of capital markets and institutional real estate experience and over $6 billion in closed transactions. Before founding Factor IX Capital, John was a Director of Acquisitions at Jadian Capital overseeing property acquisitions, development, and portfolio growth for Collection Center Property Company; a startup real estate fund focused on investments within the life science sector. In this role, John established himself as an industry leader having directly sourced and closed over 20 real estate transactions across 14 states.

John received his Master of Business Administration (M.B.A) degree with specializations in Corporate Finance and Entrepreneurship from New York University Stern School of Business and a Bachelor of Science (B.S) degree in Real Estate Finance from New York University.
